LeClair & LeClair, P.C. has extensive experience in all aspects of commercial and residential real estate law, representing developers, lenders, owners, residential and commercial landlords, commercial tenants, buyers and sellers.

The attorneys at LeClair & LeClair, P.C. have handled hundreds of residential real estate transactions, representing buyers, sellers and lenders.  We have extensive experience negotiating and drafting offers to purchase, drafting purchase and sales agreements, conducting title searches and providing certifications of title.  Due to depth our experience, we are able to provide expert service at a reasonable cost.   LeClair & LeClair, P.C. is a title insurance agent for Stewart Title Guaranty and an approved conveyancer with numerous area banks and mortgage companies.  Furthermore, we welcome the opportunity to act as title insurance agent and settlement agent for new lenders and pride ourselves on our ability to quickly adapt to the policies and procedures of new clients.

In addition to our residential real estate practice, LeClair & LeClair, P.C. has equally extensive commercial real estate experience.  Our experience includes representation of owners and developers in the acquisition, financing and development of office buildings, shopping centers, apartment complexes, R & D complexes, industrial warehouses, residential subdivisions, residential condominium developments, like kind exchanges, and affordable housing projects qualified for investment tax credits.   Our firm has negotiated and drafted commercial real estate leases on behalf of landlords and tenants.  We also have many years of experience in matters involving land use and permitting, including subdivision approval, special permits, variances, historic district commission approvals, historic preservation, conservation and wetlands approvals, and Board of Health and Title 5 approvals.   The attorneys at LeClair & LeClair, P.C. regularly appear before local planning and zoning boards and represent clients in Land Court and Superior Court on appeals and further appellate reviews of planning and zoning board decisions.  A few of the larger projects that we have handled include: a 301 Unit residential and commercial complex located on Memorial Drive, Cambridge, Massachusetts, financed by the Massachusetts Housing Finance Agency for $12,000,000.00; a 190 Unit residential complex at 15 Edmands Road, Framingham, Massachusetts, also funded by the Massachusetts Housing Finance Agency for $4,000,000.00; a 225 Unit High Rise complex on West Squantum Street, Quincy, Massachusetts, financed by an institutional lender for $3,200,000.00; and a 286 Unit apartment complex in Acton financed by Bay Bank for $14,000,000.00.

In addition to handling transactional matters, LeClair & LeClair, P.C. has litigated a number of matters in state and federal courts regarding real estate issues, including evictions, adverse possession claims, nuisance and trespass claims, construction disputes and easement disputes.
